Request for Exclusive Commercial Use

I was recently contacted by a hotel in which I stayed, seeking to purchase at least one of the images I took of their facility.

We would like to purchase that image, and possibly your other photos of Inn buildings, for our own exclusive commercial use. We're in the midst of a site redesign, and would really like to use that photo in our updated image library, and in other publications.

We also ask that you not make it available for commercial use by other people or companies.
These are the three images they should be primarily referring to: Considering I have yet to sell an image, period, this has really thrown me off kilter. I'm not overly concerned about the exclusivity. Any advice on where to go from here or what to quote would be more than appreciated.

    It's all a matter of receiving an appropriate fee that recognises 'exclusive commercial use', isn't it?

    Agreed- kind of limited on selling potential.

    Do you know how they want to use the images? Website- print advertising- large prints in the hotel?

    Pricing is a little tough to come up with a first price but as long as you are willing to negotiate you should be able to make some money. Would you be okay with $500 for all three or do you feel $500 per image is right? It comes down to how much they are willing to spend vs what you feel is right.

    Thank you very much gentlemen for your responses. I felt the same way about the potential for those images, posting them purely for show. It really surprised me to find an email in my box from this place. From what I can tell, they are looking to use the image(s) on their new website and possibly in promotional material. Let's see what happens.
